My Process

As a one-person operation, I can dedicate all my energy and attention to your project. This guarantees that we meet your deadlines while delivering a result that everyone can take pride in.

Design & Planning

First Meeting

A preliminary kick-off meeting will be held to discuss your project. This can take place in person, over the phone, or via email. It includes:

Review all the design options you are considering.
Discuss the best available options.
Address any special requests.
Provide an initial draft of the finished floor plans for your review, including room dimensions and overall layout sizes.

Second Meeting

Review plans and discuss any necessary changes. Create a complete 3D model of your project to provide a clearer visualization of your home’s appearance. Send the revised floor plans 3D model for your feedback, including specifications for window, and door sizes.

Third Meeting

This is your chance to review and request any final adjustments. I will deliver a final set of design drawings that will be adequate obtaining cost estimates from builders. After your approval, I will move forward to the construction drawing phase.

Permit & Construction

Builder's Drawing Set

Once design drawings are approved I will draft your builder's set. These drawings can be used for permit submittal, gathering quotes and construction.

Other Items Included:

- Electrical and lighting layouts.

- Energy Efficiency Compliance Forms and Energy Calculations (Section 9.36 of the National Building Code of Canada).

Additional Requirements

Not included in Fee Estimate

Engineered Truss & Joist layouts: I can provide an estimated size and layout, however, a truss manufacturer will need to design and stamp the engineered roof and/or floor system.

Millwork Drawings: I can provide a kitchen layout with countertop, cabinet and appliance locations. A millworker or cabinetry company is required to provide actual millwork drawings.

Mechanical Drawings: If required, they will need to be designed and supplied by a contractor or consultant.

Structural Drawings: If required, they will need to be designed and supplied by an engineer. I can incorporate structural items into your builder's set to save you time and costs.
